Economists throughout history know how hard it is to predict the future, and this analysis is focused on current data points that help us gauge what is happening now and prepare for the potential housing trends of 2026. Overall, Austin has seen the highest inventory in the history of Austin real estate, ever. Austin is known for being a Seller's market, but over the past few years, the market has shifted into what is now widely considered a balanced market. Some are even calling it a Buyer's market, especially when compared to previous years when the seller held all the leverage. A balanced market is typically defined as having 4–6 months of inventory, and 6 months or more of inventory indicates a Buyer's market. As of November 2025, we are sitting at 5.3 months of inventory, putting us very close to the Buyer's market threshold. What truly matters, however, are the specific Austin micro markets. Depending on the exact property or location you are seeking, you may be surprised: the good properties always sell quickly. If you are a Buyer, please know you need to enter this market with caution. The property you have your eye on might go pending, or it might not—it is a unique and non-linear market right now.
